Apartment sales ticked up slightly to $36.7B in Q2: MSCI

In the second quarter of 2026, apartment sales increased by 1% year-over-year to $36.7 billion, largely due to the $3.4 billion Veris Residential privatization deal. Without this deal, volume would have dropped by 8%. Apartment prices continued a two-year decline, falling 1.7% year-over-year, and cap rates averaged 5.9% for garden and mid-to-high-rise properties.
